FoundREI

Feature — Funding

Raise the money without the email thread

Private lenders do not want a 14-message thread and three versions of a spreadsheet. FoundREI gives each lender a private page with the deal, the structure, the budget, and the exit — then carries the relationship through commitment, closing, and every draw.

Inside the feature

What it is

Funding in FoundREI starts from the underwriting rather than restating it. The proposal, the commitment letter, and every draw request all read from the same deal, so the budget a lender approved is the budget the draws are measured against.

Each artifact is versioned. When a lender asks about "the numbers you sent Tuesday," you can produce exactly that version rather than reconstructing it.

  • Private, no-login funding page per lender
  • Versioned, fingerprinted proposals — you know what they saw
  • Explicit lien stack, payoffs, and position selection
  • Commitment letters prepared from the terms you sent, signed online
  • Draw requests routed to the right recipient, including escrow
  • Outstanding funded draws surfaced instead of vanishing

From input to outcome

How it works

A clear workflow that keeps every decision attached to the same deal.

  1. STEP 01

    Build the proposal

FoundREI composes the packet from the deal: property, structure, budget, exit, and risk.

  2. STEP 02

    Send a private link

Each lender gets their own link and responds on the page. No account required.

  3. STEP 03

    Commit

Prepare the commitment letter from the terms actually sent and collect the signature online.

  4. STEP 04

    Draw and close

Request draws, route funds to the right recipient, and reconcile every disbursement in the ledger.

Who it's for

Investors using private money

Present like an institution to the dentist funding your flip.

Hard-money borrowers

Keep draw requests, waivers, and inspection status in one place the lender can verify.

Operators raising per deal

Send several lenders the same packet and track who responded to which version.

Frequently asked questions

How does a lender see the deal?

Through a private link to a funding page built from the deal — no account, no attachment to download. They can review the property, the structure, the budget, and the exit, then respond directly on the page.

What is in a funding proposal?

Your branding, the property and photos, the deal financials, the proposed structure and terms, the budget, and the risk narrative — versioned and fingerprinted so you always know which version a lender actually saw.

Does it handle senior liens and position?

Yes. The lien stack is explicit: existing senior debt is resolved, payoffs are modelled, and the position being offered is selected rather than assumed.

How are draws handled?

Draw requests route to the correct recipient — including escrow where that is the arrangement — and are tracked from request to funding. Funded draws that have not yet posted show as outstanding rather than disappearing.

What about commitment letters?

A commitment letter is prepared from the terms actually sent, delivered to the lender for signature through a private link, and can be withdrawn. The executed version is filed with the deal.

Is private data hidden from lenders?

Yes. Lender-facing surfaces are deliberately scoped: they see what supports the loan decision, not your internal margins, buyer list, or unrelated deals.
