SMS compliance guide

How to register A2P 10DLC for real estate SMS outreach

If you're sending SMS from a US 10-digit number through Twilio (or any provider), you must register the brand and campaign with The Campaign Registry. Skip this and US carriers will silently drop, throttle, or block your messages.

This guide is general information, not legal advice. A2P rules change. Always confirm current requirements with Twilio and review TCPA / state-specific telemarketing laws (especially Florida and Oklahoma) before sending.

Step 1 — Verify your business profile

In the Twilio Console, open Trust Hub → Customer Profiles. Submit your legal business name, EIN (tax ID), physical address, website, and an authorized representative. This is the foundation that the Brand and Campaign tie back to.

Sole proprietors can register, but throughput and trust scores are lower. If you operate under an LLC, register the LLC.

Step 2 — Register your Brand

Brand registration is a one-time ~$4 fee. We recommend the additional Standard Vetting (~$40 one-time) for higher daily message limits — important if you're sending more than 200 SMS per day.

Step 3 — Create a Campaign

Most real-estate use cases fit Low Volume Mixed or Marketing. You'll be asked for:

  • Campaign description (1-2 sentences on what you send and to whom)
  • How recipients opted in (web form, phone call, signed contract — be specific)
  • Link to your privacy policy and terms (must mention SMS)
  • 2–5 sample messages — see below

Sample messages that get approved

Required disclosures

Every campaign must include:

  • Recipients opted in (explain how — web form, phone, signed contract)
  • Sender identification (your name + company in the first message)
  • Opt-out language: 'Reply STOP to opt out' in every message
  • Link to a privacy policy mentioning SMS data handling
  • No promotional content to people who only opted in for transactional messages

Step 4 — Attach your phone numbers

Once your Campaign is approved, open Messaging → Services, create a Messaging Service tied to that campaign, and add your phone numbers as senders. The first message after attaching can take a few hours to start flowing through the registered route.

Once you're approved

Connect your Twilio account inside FoundREI under Settings → Integrations. FoundREI sends your offer texts and follow-up reminders from your own Twilio number — your seller sees you, not us.
