Comps are the foundation of every number you put on a deal: your after-repair value, your offer, your rent and your lender's confidence. Most investors keep them in a browser tab, a screenshot or a spreadsheet that never makes it back to the deal. FoundREI gives comps a permanent home on the property. Bring them in from an MLS export or add them by hand, and FoundREI works out the medians, shows how much support you have, and carries the same comps into your offer and your lender package.

Comps (comparable sales) are recently sold, pending or active properties similar to the one you're analyzing: close by, similar size, and similar beds and baths. Investors use them to estimate what a property is worth after repairs and what it will rent for.
A good rule of thumb is three recent sold comps, three active listings and two pending sales, ideally within a quarter mile, within about 200 square feet, and sold in the last three to six months. FoundREI shows your count against that checklist on every offer.
