What it is

Frequently asked questions

What are comps in real estate?

Comps (comparable sales) are recently sold, pending or active properties similar to the one you're analyzing: close by, similar size, and similar beds and baths. Investors use them to estimate what a property is worth after repairs and what it will rent for.

How many comps do I need?

A good rule of thumb is three recent sold comps, three active listings and two pending sales, ideally within a quarter mile, within about 200 square feet, and sold in the last three to six months. FoundREI shows your count against that checklist on every offer.

Can I import comps from my MLS?

Yes. Export your search as a .csv or Excel file and upload it. Your column names don't need to match ours: you map them once, FoundREI previews every row, and any row with a problem is skipped and listed so you can fix it.

Does FoundREI pull comps or calculate ARV automatically?

Not today. You bring the comps, from your MLS, an agent or your own research, and FoundREI organizes them and calculates the medians. You stay in control of which comps support your after-repair value.
